Preventing Leaks

Your best protection against a leaky roof is to take proactive steps to resolve minor problems before they turn into major issues. Here are a few steps we recommend ALL building owners take to prevent a leaky situation.

  1. Perform preventative maintenance - Having your roof inspected regularly (at minimum once per year and ideally once per quarter as your roof ages) can help prevent premature roof failure. Budgeting $0.05 per square foot per year for preventative maintenance has been proven to nearly double the lifespan of a 10-year roofing system (GAF). 
  2. Hire a licensed roofing contractor - Hiring a licensed roofing contractor to perform any work on your roof will help you get the most out of your roofing system and prevent unintended consequences down the road. Using an unlicensed repairman to perform work on your roofis both a safety issue and could void your manufacturer's warranty.  Additionally, if an individual is not fully trained, he or she may inadvertently damage the roof costing you hundreds to thousands of dollars more. 
  3. Clean off debris - Checking your roof for clogged gutters, drains, and scuppers keeps your roof system functioning as it should and reduces the chance of water going where it's not intended.
